SCOPE OF WORK

Small repairs. One coordinated plan.

The goal is not to sell a full renovation when your unit needs a practical, durable reset.

01

Walls & finishes

Drywall dents and holes, targeted patches, touch-up painting, minor finish repairs and repainting where the scope requires it.

02

Trim & hardware

Baseboard and casing repairs, doors and door hardware, fixtures that do not involve regulated work, and general make-ready adjustments.

03

Vacancy repairs

The damage and wear discovered during a move-out walkthrough, prioritized for the next occupancy where practical.

04

Bigger problems

Extensive drywall or paint, flooring-related scopes, remodeling and regulated plumbing or electrical work are separately evaluated and quoted; qualified contractors handle work requiring them.

HOW PRICING WORKS

Predictable where possible.
Quoted when needed.

Our approach separates repeatable rental repairs that may qualify for task-based rates from damage requiring a custom estimate. Examples can include qualifying small drywall patches and limited trim repairs.

Larger damage, specialty materials, substantial repainting and work by licensed trades require a specific quote. Work will not proceed beyond the agreed authorization without approval.

Contact us with unit details for an itemized estimate. The applicable rates and scope are confirmed before you approve the work.

01 / STANDARD TASKS

Repeatable repairs

Task-based rates when the conditions meet the agreed criteria.

02 / VARIABLE SCOPE

More extensive damage

Written estimates based on size, severity, materials and access.

03 / REGULATED TRADES

Specialized work

Qualified contractor scope and pricing, coordinated through one contact.

SCOPE BEFORE SCHEDULE

What about urgent repairs?

Tell us what is happening and when access is available. We will advise whether the work can be accommodated. Emergency or short-notice work is subject to availability and any applicable surcharge confirmed before authorization.

Where a task requires a licensed or permitted professional, that work is directed to qualified trades. We do not present regulated plumbing or electrical work as general handyman services.
