RENTAL UNIT TURNOVERS · LETHBRIDGE

Between tenants,
we take it from here.

A coordinated rental turnover service for owners and managers who want a vacant property inspected, repaired, cleaned and documented without juggling a different contact for each stage.

THE CORE OFFERING

A practical reset for the next tenancy.

From a few drywall patches to a larger scope of damage, the work starts with a clear picture of the property.

We assess what the vacant unit needs, separate routine touch-ups from larger repairs and coordinate the approved work. For many basic turns, the goal is to move from walkthrough to ready-to-rent condition within 48–72 hours. That is a planning target, not a blanket promise: significant damage, drying and curing, material lead times and licensed trades can extend the schedule.

Our process is structured around owner approvals and a documented handoff. We are a property service provider, not a leasing agent or full-service property manager.

THE PROCESS

What happens during a turnover.

01

Condition walkthrough

We review the vacant unit, take condition photographs and identify items to repair, replace or clean.

02

Price & authorize

Routine items can use a standardized task-rate approach. Extensive work receives a separate written scope or trade quote.

03

Repair & coordinate

We handle appropriate in-house repairs and coordinate regulated or specialized work through qualified contractors.

04

Clean & close out

Where requested, detailed interior cleaning follows repair work. We supply final photographs and a clear work-completion report.

DOCUMENTATION

Photos, scope and closeout—not guesswork.

Our reporting approach is designed to make the owner’s next steps easier: a starting-condition photographic record, approved work scope, completed-work summary and final walkthrough photographs.

We can prepare an organized move-in condition reference package for the landlord to use in their own inspection process. Under Alberta tenancy rules, the formal move-in and move-out inspection requirements remain the landlord’s responsibility and must be completed according to applicable legislation. Our documentation alone does not replace those requirements.

CLEAR BOUNDARIES

What stays with the property owner.

PCG focuses on preparing the physical property for its next occupants. The owner or property manager remains responsible for tenant communications, possession and access arrangements, security-deposit decisions, leasing and the legally required tenant inspection and sign-off process.

For property owners with multiple units, we can discuss repeat-work authorizations and pre-approved repair budgets. Those terms are established on a case-by-case basis.

LET’S GET THE UNIT READY

An empty unit is a ticking clock.

Send us the location, expected vacancy date and what you know needs attention. We’ll help establish the next steps.
